Location:  Houston(TX),  Dallas(TX),  Austin(TX), Coral Gables(FL), Ft. Lauderdale(FL)

Description:  2 levels of retail (called the podium) beneath high rise luxury condominiums

Project Size: 450,000+ sqft

Project Duration: 4 years amongst all of the various properties

Role:  Tenant Coordination and construction manager for facade remodels and site amenity upgrades

Work Performed: 

Tenant coordination for 450,000 square feet of retail, restaurants, grocery stores (Whole Foods and Epicure Gourmet Market) and fitness/wellness centers, facade remodels

Fun Facts: 

  1. Gables Residential was one of the first to put a podium level of retail below high-end luxury living. It is a challenging condition to construct restaurants and grocery stores underneath several floors of residential living. We had to be mindful of the height requirements and incredible amounts of mechanical, electrical, and plumbing needs.

  2. To upgrade the pool deck and clubhouse located on the 10th floor of a high-rise apartment in uptown Dallas, we lifted barn wood up its back side using a crane(and one load got a little wet as it dipped into the infinity pool).  

  3. We implemented acoustical measures for various workout studios located on the 2nd floor of the retail podium so the tenants below and residents above were not disturbed. That was the first time that I had to learn more than I ever wanted to know about sound decibels, how sound travels, how buildings reverberate with body motion, and how the inside space gets smaller when you put acoustical measures in place.
