Description - 100 acre drivable, walkable lifestyle center - located in the landing flight path of Harry Reid International Airport on the World Famous Las Vegas strip
Project Size: 22 individual buildings, consisting of 1.4 million square feet of retail, restaurants, entertainment venues and 100 acres of Class A office space, common area amenities, Value of Property: $775,000,000 (in 2007)
Project Duration: 4 years from inception (2 years to get various approvals and design documents and 2 years to actually build it out)
Role: Project Executive of development and construction (managed 31 direct employees, 9 general contractors, 2500 construction workers). Responsible for every aspect of the project from pre-development budgeting to the final completion of this 100% custom build-out project (10,000 decisions!)
Work Performed:
Went from raw land to 22 individual buildings, consisting of 1.4 million square feet of retail, restaurants, entertainment venues and 400,000 square feet of Class A office space, with common area amenities.

Highest costing mixed-use development. Opened in November 2007 on time and $33 Million UNDER BUDGET!
This parcel of land was once owned by Howard Hughes. We had to cap a 143 feet deep water well that he drilled for this property. It took 28 cement trucks to properly fill in the well with slurry cement.
The original tree house (42 foot tall Southern Live Oak) was selected from a golf course in Dallas, TX. By the time it was transported with multiple freeway closures during 4th of July weekend to Las Vegas and diverted through Mexico, it was infected by fire ants and died within 1 week of planting. I was put back on a plane to TX to select another tree by the end of the week. So the tree house that kids played in with the double slide is actually the 2nd Southern Live Oak.
The buildings on the property get shorter the closer you get to Las Vegas Blvd due to the landing flight path of Harry Reid International Airport. While constructing the buildings, the crane operators were in direct communication with air traffic control at all times.
The fly-over (elevated left turn) which diverts vehicular traffic from a public road into a private development was the first in Nevada. It received several engineering and development awards. After constructed and just prior to opening the project, I drove the vehicle that “broke through the banner” to “open” up the road.
